A sudden $10 million budget bust could have derailed this development—but we solved it fast.
This project was designed with a GFRC (Glass Fiber Reinforced Concrete) facade, a great material… until the real pricing came in during construction. Instead of the expected $35 per square foot, the cost ballooned to $85-$100 per square foot, threatening to blow the budget by up to $10 million.
That’s where we stepped in. By leveraging our industry relationships, working closely with suppliers & design team, including facade consultants, and restructuring the facade materials, we were able to oversee the redesign the entire facade while maintaining the original design intent—without increasing the budget or delaying the schedule.
