Description

Historic façade and mixed-use property redevelopment, managed façade restoration processes, oversaw restoration coordination, stakeholder communication, and quality control for a sensitive landmark asset.

From the outset of the Broadway 901 restoration, it was clear it would require a level of oversight and discipline beyond a typical engagement.

The main component was the recognizable, landmark custom cast-iron façade of the former Lord & Taylor building, a property of significant architectural and cultural value. Furthermore, the scope included repair or replication of highly specialized decorative elements, with very few contractors qualified to execute work of this nature. At the same time, the building was already experiencing advanced deterioration, including active leaks and structural issues, leaving little margin for error.

With Greenlight’s involvement, we retained a specialized engineering firm, a consultant managing complex landmark and city licensing, and a general contractor who, at the time, offered the strongest combination of experience and cost efficiency.

Two to three months into the project, Greenlight’s reporting revealed inconsistencies in labor allocation, specifically crews being reassigned off the site during periods without oversight, as well as a growing number of change orders that lacked clear justification.

Prior to termination, we held a direct meeting with the contractor. Greenlight prepared extensively, coordinating with the engineering team and outside counsel to assemble a clear and comprehensive record. During the meeting, I was supported by their team in real time, with all relevant information at hand, allowing us to challenge the contractor’s position and address each point with evidence that left little room for debate.

Based on that process, we made the decision to terminate the contractor, with Greenlight leading a structured transition that safeguarded the schedule and financial integrity of the project, including coordinating the contractor’s orderly removal from the site despite resistance.

In parallel with the termination, Greenlight prepared and implemented a revised management structure that restored control and accountability.

As a result, we completed the work within budget and on schedule while avoiding significant cost overruns and loss of control to the contractor. The finished project was recognized with a Lucy G. Moses Preservation Award for historic preservation.
