Matthew Tritt

President

Matthew Tritt is the founder of Greenlight Consulting & Management, a dedicated Construction Project Management firm focused on complex development projects throughout New York City and the surrounding region.

Matt began his career on the construction side of the industry and spent more than a decade owning and operating a construction company, gaining firsthand knowledge of how projects are built and executed in the field. He later expanded into development, assembling land, raising equity and debt, and overseeing the construction of a successful 74-unit rental building—experience that gives him a deep understanding of the challenges developers face from both the construction and ownership perspectives.

Today, Matt leads Greenlight with a specialized focus on ground-up development, adaptive reuse projects, and rescuing stalled sites. As the firm’s visionary, he established Greenlight’s core values—Connection, Integrity, and Dependability—and ensures that every project reflects the highest level of professionalism, accountability, and service.

Nancy Umaña

Project Coordinator

Architect and project management professional with over nine years of experience supporting complex construction and development projects across New York, Mexico City, and Costa Rica. Nancy specializes in project documentation systems, operational workflows, and coordination across multidisciplinary teams. At Greenlight Consulting & Management, she supports multiple concurrent developments by structuring project controls, ensuring financial and contractual documentation integrity, and implementing scalable information management systems that strengthen project transparency and operational efficiency.

Enrico Gessaroli

Site Project Manager

Enrico is a Project Manager, specializing in field coordination and the alignment between design and construction teams. He plays a critical role during preconstruction and active construction phases, working directly on-site to resolve issues, facilitate communication between general contractors and consultants, and ensure that execution remains aligned with project intent.

With experience across complex New York City developments —including projects involving tight zoning, landmark conditions, and adaptive reuse— he brings a strong understanding of both design and construction processes. His ability to bridge these disciplines allows him to identify gaps early, prevent delays, and maintain project momentum.

Clients value his direct, fair, and solution-oriented approach, as well as his ability to build trust across all project stakeholders. By maintaining integrity, clear communication and resolving challenges in real time, he helps ensure that projects move forward efficiently and with minimal disruption.

Kyle Baer

Senior Project Manager

Kyle is a Project Manager focused on supporting the construction phase of large-scale development projects. He plays a key role in coordinating teams, managing workflows, and ensuring that day-to-day operations remain aligned with project objectives.

His experience includes work across a portfolio exceeding $2B in total project value —including major developments such as Moynihan Train Hall and large-scale mixed-use projects like 25 Cottage Street (560,000 SF, $300M). He brings strong capabilities in stakeholder coordination, construction-phase oversight, and maintaining continuity across complex project teams.

Known for his reliable and collaborative approach, Kyle builds trust early by intentionally listening, developing strong working relationships, and becoming a go-to resource for key aspects of the project. His communication style is direct, contextual, and focused on alignment, allowing him to quickly establish credibility with clients, consultants, and contractors alike.

Through disciplined coordination and integrity-driven management, he ensures that projects remain organized, transparent, and consistently moving forward.

Ryan Yeager

Project Manager

Ryan is a Project Manager at Greenlight Consulting & Management who leads projects and client relationships end-to-end, acting as a true extension of the ownership team. He brings a strong strategic perspective to each engagement, ensuring project execution aligns with development goals, capital strategy, and long-term portfolio performance.

Prior to joining Greenlight, Ryan contributed to building a $250M ground-up development pipeline, with direct experience in acquisitions, underwriting, joint venture structuring, entitlements, and financing.

At Greenlight, he applies this background to guide complex projects through critical decisions, with particular strength in closeout, trade management, and stakeholder coordination. He works closely with owners, lenders, and consultants to maintain alignment between execution and financial objectives.

Nicholas Antonelli

Project Manager

Nick is a Project Manager focused on bringing structure, clarity, and control to complex development projects. He supports owners by organizing information, defining processes, and ensuring that decisions are made with a clear understanding of scope, cost, and risk.

He is particularly effective during preconstruction and active construction phases, where ambiguity can create risk. By establishing clear frameworks for communication, documentation, and decision-making, he helps eliminate uncertainty and maintain alignment across stakeholders.

His experience includes contributing to projects with a combined value of approximately $750M, including work on major New York City developments such as the Brooklyn Tower and 111 West 57th Street (Steinway Tower). He has supported project reporting, coordination, and stakeholder alignment across complex, high-profile environments.

Known for his straightforward, reliable, and organized approach, Nick builds trust early by remaining transparent, consistently prepared, and setting clear expectations from the outset. Through disciplined systems and consistent communication, he enables clients to operate with confidence, clarity, and control throughout the project lifecycle.

Matthew Reali

Project Manager

Matt is a Project Manager focused on the delivery and completion of ground-up residential and mixed-use projects. He creates the most value during active construction and closeout—driving accountability across the team, managing schedule risk, and carrying projects across the finish line through punch list, turnover, and TCO/CO completion.

With more than seven years across developments in New York City and the Tri-State region, Matt has overseen a career portfolio exceeding $500M, including a $375M, 838-unit mixed-use assemblage in Jersey City. He holds a Master of Science in Real Estate from Fordham University and formal training in construction cost estimating, giving him added depth in budgeting, value engineering, and NYC DOB permitting.
